We use area comps, current economic conditions and evalutate the current inventory to help determine market value and the most favorable terms to offer for each unit. Every door is different, and we know value can change not only street-by-street, but also by which side of the street a property is located.
Just as we do for our clients looking to sell, we will look at your property(s) and provide insight on any work or improvements needed to increase your cash flow and attract the right tenant. If staging is appropriate for the property and market, we will arrange for a professional to come by to finalize the property prep. We also run comps in the area to help determine fair market rent.
Property owners and tenants have 24/7 online access to accounts through our website and apps for iPhone & Android. Owners can see real time income, expenses, status of rents, plus view documents like leases and invoice copies. Tenants can make payments, view lease documents, and submit repair requests with photos at any time. This helps to speed up response time so small issues don't turn into big problems.
Through our online application process, all tenants and occupants over the age of 18 will be fully screened, which includes: credit check, eviction history, criminal record, plus prior rental and employment verification. Your licensed property manager will then discuss and advise based on the background findings.
Any maintenance issues that come up will be directed to Newkirk Realty. The tenant will never call you or bother you for repair requests. If a non-emergency situation arises, we will assess the issue, obtain bids and report to you for approval before any work is completed. We set a agreed upon pre-approval limit so you aren’t bothered with minor issues like changing lights, replacing furnace filters, etc.
Monthly rents can be collected by a number of safe, convenient and touchless methods. Any missed payments are immediately followed up on, and escalated to formal notices if needed. We can also pay HOA, sewer or other bills that may be your responsibility, for a small additional fee. You'll receive monthly or quarterly statements showing all payments and expenses. Your proceeds can be sent via direct deposit, check or by electronic transfers including PayPal, Zelle or cryptocurrency including Bitcoin and Ethereum.
Should there be any issues collecting rents, we will contact/visit the tenant to arrange immediate payment. If payment is not made in a timely manner, we will follow all state-required steps for late notices, pay or quit notifications and eviction if necessary. We do everything possible to ensure your rights and your property are protected.
You’ll receive a monthly owner’s report for each property, showing all income and expenses by tax line items for easier record keeping. We even provide you with a year-end itemized statement to make tax time a little less hectic. Click here for a sample owner’s statement.
Management – Monthly management fee of 10% of the month's gross rent. If the unit is vacant, there is no fee.
Leasing – To lease out a vacant unit, our fee is equal to one month’s rent. This is similar to a listing commission when selling, and covers marketing materials, input into the BLC (MLS), co-op broker’s commissions, online showing service, tenant screening and lease preparation. There are no upfront fees for you; everything is paid out of the tenant’s monthly rents.
